Description
The Owner's Insights on the Key West Full Cassette Awning
The Key West is the one that looks like part of the house. When it's retracted, the fabric, the arms and the front bar all disappear into a closed aluminum cassette, so from the yard you see a slim white box under the eave and nothing else. Open it and you get the same 100 percent acrylic shade as Awntech's other awnings, just with everything protected when it's put away.
That protection is the whole argument. Fabric that spends its life sealed in a box doesn't fade on the roll, doesn't collect leaves and doesn't give birds a shelf. For a property you only visit between guests, a cassette is the version that still looks right after a winter you weren't there for.
Two honest notes. The Key West is heavier than the Maui or Destin, about 125 lb at 12 by 10 ft, so the lift into the brackets wants two steady people. And its projection stops at 10 ft; if you need 11 or 12 ft of reach, the Maui and Destin can be ordered that way and the Key West cannot.
What Customers Say About the Key West Awning
The Key West collects the strongest reviews in Awntech's line at the big retailers, and the praise is consistent: the closed cassette looks clean on the house, the acrylic colors read true, the motor and remote make it an awning people actually open, and installation is manageable for two people who find the studs first. Owners who moved from a cheaper polyester awning mention the fabric most.
The complaints you should hear: freight damage happens often enough to inspect every box at the curb, remotes have occasionally lost their pairing, and Awntech's phone support has been slow for some owners. Across all its models, several owners have seen the arms flex in gusts under the 30 mph rating. Bring it in when the trees start moving.
Why You'll Love the Key West Full Cassette Awning
-
Everything closes into a box. The full cassette seals the top, sides and front of the roll, so the fabric stays clean and dry for years you don't have to think about it.
-
Shade from the remote. Motor pre-installed on your chosen side, remote already paired, manual override and rocker arm if the power is out.
-
Acrylic that keeps its color. 100 percent solution-dyed acrylic in 22 solids and stripes, replaceable when you want a new look.
-
Arrives built. Fully assembled from Texas. Awntech puts installation at 1 to 2 hours with two people.
-
Sensor ready. Awntech's wireless wind and vibration sensors can retract the awning on their own, which matters when nobody is home.

Why You Should Consider an Awntech Retractable Awning
Awntech is a family-run manufacturer in Euless, Texas, building awnings since 2003. They were the first to standardize retractable awning sizes and ship them fully assembled, which is the only reason you can buy a cassette awning online and hang it on a Saturday. Every awning uses 100 percent solution-dyed acrylic, never polyester. The frame and fabric carry a 5-year limited warranty; the motor carries 1 year.

Full Cassette vs Semi Cassette vs Open Roll
An open-roll awning like the Maui leaves the rolled fabric bare on the wall. A semi-cassette like the Destin puts a hood over the top and sides. A full cassette like the Key West closes the front too, so the fabric is boxed in completely when retracted. The jump from Destin to Key West at 12 by 10 ft is $320. You're paying for the sealed front bar, the cleaner look, and fabric that stays out of the weather for the 300 days a year the awning is put away.
Which Size Retractable Awning Do You Need?
Measure the wall, not the patio. You need a clear band of wall at least 96 in off the ground and as wide as the awning, with nothing in the drop zone: no lights, no gutters, no upstairs windows. The 12 ft by 10 ft covers a six-seat table with room to walk around it. Go to 14 or 16 ft if the seating runs along the house. From 16 ft up, a center support bracket is included and needs a third fixing point on the wall. Awntech's measuring guide below walks through it with pictures.
Left Motor or Right Motor?
Stand in the yard facing the wall. Whichever side the outdoor outlet is on, that's your motor side. The cord is 12 ft and plugs into a standard 110V outlet, so you only need an electrician if there's no outlet within reach. The manual override gear and 5 ft rocker arm cover the day the power is out and the clouds roll in.
How Much Does a Full Cassette Retractable Awning Cost?
The Key West runs from about $1,798 for the 8 ft to about $4,738 for the 24 ft. The 12 ft by 10 ft is $2,265.12 with delivery included, the same price Awntech charges on its own site. Find it lower and we'll beat it. If the budget is tighter, the Destin gives you the hood without the sealed front for $320 less at that size.
Wind, Rain and When to Bring It In
Awntech tests the arms to 30 mph, and its warranty does not cover wind damage or an awning left out in a storm. Treat it as shade, not shelter. Retract it in gusty weather, before you leave the property between guests, and never let rain pool on the fabric. The Key West accepts Awntech's wireless wind sensor and vibration sensor, which retract the awning on their own. For a rental where nobody is home to press the button, ask us about adding one.
Installation: What Arrives and What You Need
One long box, fully assembled: the cassette with the awning inside, the motor and remote, wall brackets, the limit adjustment tool, the rocker arm, the valance and a touch-up paint kit. You supply the lag bolts or anchors for your wall type, a drill, a level, a stud finder and a second person. Mount into studs, headers or masonry, never siding alone. Set the pitch, program the motor stops, and you're done. If you'd rather not, our installer matching service can find a local pro.
Delivery and Lead Time
Every Key West is made to order in Texas. Awntech builds it in about 5 business days, and then it travels. The 8 ft ships by parcel to your door. Everything 10 ft and wider ships LTL freight (a semi truck, curbside delivery), the carrier calls to set an appointment, and someone has to be there to sign. Plan on roughly three weeks from order to curb. That's an average, not a promise, so call or text us for today's real number. Delivery is included in the price for the lower 48 states.
Warranty, Returns and the Fine Print
The frame and fabric carry a 5-year limited warranty: full replacement of a defective part in year one, prorated after that. The motor, remote and electronics carry 1 year. The lateral arms are not covered, and neither is weather damage. Returns are accepted within 30 days only for a defect on arrival. If you change your mind or measured wrong, Awntech issues merchandise credit less a 25 percent restocking fee, and you pay the return freight. Cancellations are free for 24 hours, then 10 percent. Measure twice.
Important Notes Before You Buy
-
Inspect at the curb. Open the box with the driver. A dented cassette, torn fabric or a crushed roller gets noted on the receipt or refused. Concealed damage must be reported within 5 days, missing parts within 30.
-
Power. Standard 110V outlet within 12 ft of the motor end.
-
Mounting height. At least 96 in of clear wall. Roof and soffit brackets are extra.
-
Hardware not included. Buy fasteners for your wall type before delivery day.
-
Residential only. A rental home is residential. A storefront or food truck is not, and the warranty won't follow it there.
-
10 ft maximum projection. The Key West cannot be ordered with the 11 or 12 ft projection the Maui and Destin offer.
-
Heavier lift. Plan on two steady people for anything 12 ft and up.
-
Furniture not included. Nothing in the lifestyle photos ships with the awning.
